Do I need a lease guarantor?
If they do not qualify originally we will ask for a guarantor
Do you offer individual leases?
We do not. All applicants must be 18 or older and will be listed as a responsible party to the lease.
What are your application requirements?
We look to verify income, employment, positive resident history or mortgage payments, and positive credit history. Proof of income in the form of 2 most recent paystubs, 1 most recent tax returns or a signed job offer letter. A holding deposit of $1000 is also required at the time of application. This allows us to pull the apartment off the market while your application is being processed.
Can I apply online?

How much is the security deposit? Is any of it refundable?
The security deposit will be based on how your application scores. This will range from $1000 to a full months rent. The holding deposit is refundable within 48 hours of approval with written notice of application withdrawal from all applicants.
Is there an application fee?

Do I have to pay first & last month's rent?
Move in costs consist of lock and key charge, first month's rent and the following month if moving in after the 14th of the month (pet rent if applicable)
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is payable by the 1st and can be conveniently submitted online via your resident portal. An ARC payment from your bank incurs no fee. Additionally, debit and credit card payments are accepted, and are subject to a convenience fee.
Are utilities included?
No. Residents are responsible for gas, wifi, electric & water/sewer
Is renter's insurance required?
Yes, minimum of $100,000 in liability insurance
Do you have items I can rent?
Yes, assigned parking for $125 a month
What happens if I need to move out before my lease expires?

Can the apartment be sublet or listed on Airbnb or VRBO?

Maximum occupancy is two residents per one bedroom, two residents of non-familial status per two bedroom or four residents of familial status per two bedroom

How do I access my resident portal?
You will want to visit our website, walthamwatchfactory.com . At the top of the page click on residents. Once you click on that, you will use your username and password to log in to your portal.
What can I do in my resident portal?
You have the ability to pay your rent, submit a maintenance request, contact the community, view, upload and sign your documents.
How do I upload documents in my resident portal?
When in your portal, on the left side of the screen you will click on My Apartment, click on documents and upload document.

Am I able to renew my lease? How?
Yes. Approximately 2 months prior to your lease end date, you will receive communication from the Leasing Office regarding your renewal terms.
Can I add occupants to my lease? What is the process?
Yes provided you are not over occupancy. Should you choose to add someone to your lease, you will want to contact our Leasing Office regarding the application process.
Am I able to transfer from my current apartment to a new apartment or building?
Yes, we do offer the option to transfer to a new aparment with in the community. Please contact our Leasing Office for our transfer policies.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
For non emergency maintenance issues, contact our Leasing Office during business hours or you can submit an online maintenance request through the resident portal.
What constitutes an emergency maintenance request?
An emergency maintenance request refers to an urgent issue that requires immediate attention to prevent further damage, safety hazards, or service disruptions. Examples include water leaks, fire, electrical issues, structural and/or security concerns to name a few. Please contact our Leasing Office should you have any questions.
How do I enter a maintenance request online?
By visiting your resident portal and clicking on Request Maintenance at the bottom of the screen. Please contact the Leasing Office directly for emergency requests and do not enter them through the Portal.
